TRACT 1: 79.13 acres of primarily level land of which approximately 77.9 acres are

tillable. The non-tillable acres are the house building lot and a small amount of timber on the north end of the tract. Approximately 70% of the soil is Muscatune Silt Loam, one of the best soils in Illinois quoted by Optimum Crop Production Ratings for Illinois Soil by University of IL Bulletin 811. Improvements consist of an older single level small house dwelling that has not been lived in for some time, a 45’ x 72’ machine shed, two grain bins totaling 19,000 Bu. capacity, and a water well. PI Rating 137.6 811 Bulletin.

TRACT 2: 81.19 acres of prime land of which is entirely tillable with approximately 85% of the tract being Muscatune Silt Loam. AUCTIONEER'S NOTE:

METHOD OF SALE: All tracts will be sold by the surveyed acre (X) the money. Tracts # 1 and #2 will be sold first with the high bidder(s) having the right to choose which tract or both tracts. If the high bidder(s) only takes one tract, the other tract sells next. Tract #3 and Tract #4 sells by the acre and sells last.

TERMS: Ten percent (10%) down at the time of sale with the balance due on or before December 12, 2008. Possession of the land at closing. Seller and ‘07 tenant reserves the grain bins on Tract #1 until July 1, 2009. Title Insurance will be provided.
