METHOD OF
SALE:
The highest
successful bidder will at their option have the right to
purchase either tract or both tracts at the final bid. If the
high bidder only takes one tract, the second tract will then be
offered at auction.
REAL ESTATE TAXES:
2006 real estate
taxes paid in 2007 for the entire 160.42 acre farm are
$2,130.84.
TERMS: Ten percent (10%) down at the time of sale,
with the balance due on or before December 17, 2007. Possession
of the land at closing. Sellers reserve the use of the grain
bins until August 1, 2008. Title insurance will be provided. The
2007 real estate taxes payable in 2008 will be paid by the
Sellers at closing as a credit to Purchaser(s). All subsequent
real estate taxes will be paid by Purchaser(s). All statements
