TRACT # 1 - 78.34 ACRES: This tract will have approximately 75 acres tillable by USDA Farm Service records. This tract lies level to very gently rolling. The predominate soils are #51A-Muscatine Silt Loam and #61A-Atterberry Silt Loam as designated in the Bulletin #811 University of Illinois Soil Descriptions. The improvements consist of 4 grain bins totaling 20,000 bushels; an approximate 45' X 70' machine shed; and a drilled well. There are 3 small waterways enrolled in the CRP program consisting of approximately 0.64 acre.

TRACT # 2 - 82.08 ACRES: This tract will have approximately 80.26 acres tillable by USDA Farm Service records. There are approximately 9.76 acres of waterways enrolled in the CRP program. The predominate soils are #61A-Atterberry Silt Loam, #278A-Stronghurst Silt Loam, and 279C3-Rozetta Silt Loam, as described in the Bulletin #811 University of Illinois Soil Descriptions. This tract lies just south of Tract #1 and just north of HAWTHORN RIDGE GOLF COURSE which makes it highly attractive for development.

METHOD OF SALE:

The highest successful bidder will at their option have the right to purchase either tract or both tracts at the final bid. If the high bidder only takes one tract, the second tract will then be offered at auction.

REAL ESTATE TAXES:

2006 real estate taxes paid in 2007 for the entire 160.42 acre farm are $2,130.84.

TERMS: Ten percent (10%) down at the time of sale, with the balance due on or before December 17, 2007. Possession of the land at closing. Sellers reserve the use of the grain bins until August 1, 2008. Title insurance will be provided. The 2007 real estate taxes payable in 2008 will be paid by the Sellers at closing as a credit to Purchaser(s). All subsequent real estate taxes will be paid by Purchaser(s).
